Dear Resident:

We would like to notify you that during the month of July 2024 Johnstone Moyer, Inc. will be starting demolition of the existing building located at 2538 Durant Ave. This will commence construction of the 2538 Durant Project – an eight-story mixed-use building consisting of 83 residential units, one retail space, and amenity space.

Construction Activities: Major phases of construction to include the following –

· Demo of the existing building and site hardscape.

· Excavation and grading to follow for preparation of building foundation.

· Underground utilities.

· Forming and subsequent pouring of concrete foundation, walls, and podium slabs to occur.

· Concrete superstructure consists of three stories above grade.

· Five stories of vertical framing including exterior and interior building finishes.

· Site improvements including landscaping, new sidewalks, street paving, etc.

· Daily construction activities – expect the use of hand tools (hammers, drills, etc.), hauling and hoisting of material, and construction equipment such as bobcats, backhoes, and reach lifts running for various activities.

Anticipated General Schedule:

· Demo/Grading (July 2024) – Demo (three weeks)

· Concrete Construction & Utilities (Aug 2024 – May 2025)

· Framing (Jan 2025 – Aug 2025)

· Façade and Finishes (April 2025 – January 2026)

· Site Construction & Hardscape (December 2025 – April 2026)

Daily Construction Schedule:

· Work will commence 7am – 6pm Monday through Friday.

· This project is approved for Saturday work 9am – 4pm. No work on federal holidays

· Expected Start: July 2024

· Expected Construction Duration not including demo 21 months
